Most first-time buyers in Calgary hear the same thing: save 5%, then come back. On a $300,000 townhome, that's $15,000 before closing costs. For a lot of families paying rent, that number feels a long way off.

Attainable Homes Calgary is one of the few ways around that wall. You can buy a new townhome with as little as $2,000 of your own money. But there's a trade-off that many people don't hear about until later, and it's a big one. Here's how the program works, who it fits, and what we'd want you to know before you sign.

What Attainable Homes Calgary Is

Attainable Homes Calgary is a non-profit company owned by the City of Calgary. It builds townhomes and sells them below market value to households with moderate incomes. The homes range from one to five bedrooms. Like any townhome in a condo complex, you pay a monthly condo fee based on the size of your unit.

Its newest project is in Albert Park and Radisson Heights, in southeast Calgary near International Avenue. It's a 230-home development on a former school site, with prices announced between about $170,000 and $330,000 when construction started in 2025. That's well below what similar new homes usually cost in the city.

The catch is how you sell. When you're ready to move on, Attainable Homes buys the home back from you at the same price you paid. Then it sells it to the next family on the list. That's how it keeps the home affordable for the long run.

Who Qualifies for Attainable Homes Calgary

As of September 2026, the program lists these rules on its website:

  • Income: your household income can't be more than $139,836 a year, before tax.
  • Assets: your assets must be under $50,000. RRSPs, RESPs and your main vehicle don't count toward that.
  • Work: you need active, full-time employment or retirement income.
  • Down payment: you put in at least $2,000 of your own savings toward a 5% down payment.
  • Mortgage: you have to qualify for a mortgage on your income, credit and debts.
  • Living there: it must be your home and your only home. You can't rent out the home or a room in it.

The website doesn't list a first-time buyer rule, but the asset limit and the "only home" rule do most of that work. These limits have changed over the years, so check the Attainable Homes FAQ page for the current numbers before you apply.

How the $2,000 Down Payment Works

You still need a 5% down payment, just like any other buyer with less than 20% down. The difference is who puts it up. You bring at least $2,000. If you don't have the rest in a lump sum, Attainable Homes can lend it to you with no interest. You pay that loan back, for the same amount, when you sell.

Here's how that looks on a $300,000 townhome:

  • 5% down payment: $15,000.
  • Your savings: $2,000.
  • Interest-free loan from Attainable Homes: $13,000, repaid when you sell.
  • Your mortgage: $285,000, plus the default insurance premium.

With 5% down, your mortgage has to be insured. The premium is 4% of the mortgage, so about $11,400 here. It gets added to your balance, which brings the mortgage to about $296,400. Our down payment guide explains how the 5% minimum and insurance premiums work in more detail.

Don't forget closing costs. You'll still pay a lawyer, land titles fees and a few other items. Our guide to closing costs in Alberta lists them line by line so there are no surprises.

The Trade-Off: No Appreciation When You Sell

This is the part to think hard about. Attainable Homes Calgary buys your home back at the price you paid. In its own words, there is no appreciation. If similar homes in Calgary go up 20% while you live there, that gain stays with the program, not with you.

What you do keep is the mortgage you've paid down. Every payment chips away at the principal, and that part is yours. Here's a rough picture of that same $300,000 townhome after five years on a 25-year amortization:

  • Sale price back to the program: $300,000.
  • Mortgage left owing: roughly $258,000 to $262,000, depending on your rate.
  • Down payment loan to repay: $13,000.
  • What's left for you: about $25,000 to $29,000, before any other costs.

That's a real head start for someone who began with $2,000. It's a forced savings plan that happens to come with a home. But it's not the same as owning on the open market, where you'd keep any rise in value too. Also notice that the insurance premium comes out of your equity. In the first few years, a good part of your paydown just covers that cost.

Is Attainable Homes Calgary Right for You?

It depends on what you want the home to do for you.

It can be a strong fit if you have steady income under the limit, you don't have much saved, and you want a stable monthly cost instead of rent that goes up every year. It also suits families who need three to five bedrooms and can't find that at their price on the open market. And it gives you a clean payment history on a mortgage, which helps when you buy your next home.

It may not be the best fit if you want your home to build wealth through rising prices, you plan to rent out a room or a basement, or you already have close to 5% saved. In that last case, it's worth running the numbers on a regular purchase first.

If your income is above the limit, or the program's homes aren't where you want to live, there are other paths. Banks and credit unions (A-lenders) work with 5% down on insured mortgages, as long as you pass the stress test. Some also accept a gifted down payment from family. Alternative lenders (B-lenders) can help when credit or income is harder to prove, but they usually want around 20% down. Private lenders focus on equity and usually need 20% to 25% or more down, so they're rarely the answer for a first home. Our list of first-time home buyer programs covers the FHSA, the Home Buyers' Plan and other ways to build your down payment faster.

Steps to Buy Through Attainable Homes Calgary

  1. Register with the program. They confirm your income, assets and household size before anything else.
  2. Get pre-qualified for the mortgage. The program currently works with one partner lender. It's still smart to know your own numbers first, so you understand what you can afford and what could trip up your file.
  3. Pick your home. Choose from the units and floor plans available in the current project.
  4. Sign and move in. You'll sign the purchase and the program's agreements, including the buy-back terms. Read those with your lawyer, not just the price.

A mortgage pre-approval before you register gives you a clear picture of your credit, your debt ratios and any problems to fix. That way, nothing surprises you halfway through.

How Gold Lion Mortgages Can Help

The hardest part of this program isn't the paperwork. It's deciding whether giving up appreciation is worth the lower cost to get in. That's a money question, and the answer is different for every family.

Surinderpal and the Gold Lion team can lay out both paths for you. We'll show what buying through Attainable Homes Calgary looks like over five and ten years, next to a regular purchase with 5% down. We'll also review your credit and debts before you register, so your file is ready. And if the program isn't the right fit, we work with banks, credit unions, alternative lenders and private lenders to find the path that is. You can read more about how we help on our first-time buyer mortgage page.

Frequently Asked Questions

What is the income limit for Attainable Homes Calgary?

As of September 2026, your household income can't be more than $139,836 a year before tax. Your assets also need to be under $50,000, not counting RRSPs, RESPs or your main vehicle. Check the program's website for the current limits, since they change over time.

How much down payment do I need for Attainable Homes?

You need a 5% down payment, but only $2,000 has to come from your own savings. If you don't have the rest, Attainable Homes can lend it to you interest-free. You repay that loan, for the same amount, when you sell.

Do you make money when you sell an Attainable Homes property?

You don't get any rise in the home's value. Attainable Homes buys the home back at the same price you paid. You do keep the mortgage principal you've paid down, which can add up to a real amount over several years.

Can I rent out my Attainable Homes townhome?

No. The home must be where you live and your only home. You also can't rent out rooms within it.

Is Attainable Homes better than buying on the open market?

It depends on your savings and goals. It can make sense if you have steady income but little saved and want a stable monthly cost. If you already have close to 5% saved or want your home to grow in value, compare a regular purchase first.

If you're weighing Attainable Homes Calgary against a regular purchase, call Gold Lion Mortgages at (587) 740-0048 or apply online at goldlionmortgages.com/apply.
