The letter is short. Your term ends in a few weeks, and your bank won't be offering you a renewal. No new rate, no new term, just a date and a balance.

If your bank won't renew your mortgage, the first thing to know is that one lender's no is not every lender's no. The second thing to know is that the clock matters more than the reason. This post walks through why lenders say no, what the rules say about notice, and what you can do before the maturity date arrives.

Can a Bank Choose Not to Renew Your Mortgage?

Yes. A mortgage term is a contract with an end date. When it ends, the lender can offer you a new term, or it can ask to be paid back. Most people never see the second option because most renewals go through without a second look. But a lender is not required to renew you.

What a lender does owe you is notice. If your mortgage is with a federally regulated lender, like a bank, the Financial Consumer Agency of Canada says it must send you a renewal statement at least 21 days before your term ends. If it won't renew, it must tell you at least 21 days before the end of the term.

Twenty-one days is the minimum, not a working plan. Credit unions and private lenders fall under different rules, so read your mortgage documents and ask your lender in writing what notice they give. Many borrowers hear earlier than 21 days. Some hear later than they'd like.

Why a Lender Won't Renew Your Mortgage

The reason matters because the fix depends on it. These are the common ones:

  • Missed payments. Arrears on the mortgage itself are the most common trigger. A few late payments in the last year can be enough.
  • Property taxes or home insurance. If the city says taxes are owing, or your insurance lapsed, the lender sees its security at risk.
  • New credit trouble. Collections, a consumer proposal or a bankruptcy since your last term can change how the lender sees the file.
  • Something changed with the property. You moved out and rented it, the title changed after a separation, or there's damage or a building issue the lender learned about.
  • The lender is stepping back. Sometimes it has nothing to do with you. A lender may stop offering a certain type of mortgage, or a short term with an alternative or private lender was always meant to end.

Ask for the reason in writing. A vague "we've decided not to renew" doesn't tell you what the next lender needs to see. A clear reason does.

What Happens If Your Mortgage Isn't Renewed by the Maturity Date

On the maturity date, the full balance is due. If it isn't paid out by a new lender, a sale or your own funds, the mortgage is in default even if you never missed a payment.

From there, a lender can start collection and legal steps. In Alberta, that runs through the courts, and it takes months, not days. Our guide to the mortgage foreclosure process in Alberta walks through each stage and the options that stay open along the way.

Some lenders will agree to a short extension while you arrange a new mortgage, especially if you're making payments and can show a new lender is working on it. It is not automatic. Ask for it early, and get it in writing.

My Bank Won't Renew My Mortgage: What to Do in the Next 21 Days

  1. Get the facts in writing. The reason for the non-renewal, the exact maturity date, and a payout statement showing the balance.
  2. Keep paying. Stay current on the mortgage, property taxes and home insurance. A clean last few months is what the next lender reads first.
  3. Pull both credit reports. Get your Equifax and TransUnion reports and look for errors. Mistakes are more common than people think, and some can be fixed quickly.
  4. Gather your paperwork. Recent pay stubs or tax documents, your latest mortgage statement, your property tax bill and your insurance declaration. Having it ready can save a week.
  5. Call a broker right away. A broker can take one application to many lenders, so you're not starting over with each one. Every day you wait is a day off the back end.
  6. Ask about an extension. If the new mortgage will take longer than the time you have, ask your current lender for a short extension in writing.

People often ask how long they should wait after a mortgage denial before applying again. With a non-renewal, you don't wait. The maturity date doesn't move, so the right time to apply elsewhere is now.

Your Options When a Lender Won't Renew Your Mortgage

There is more than one path, and the right one depends on why the lender said no, how much equity you have and what your income and credit look like today.

Another bank or credit union (A-lenders). If the reason was about the lender, not you, this is often the easiest fix. Since November 21, 2024, a straight switch at renewal doesn't require the stress test, as long as you keep the same balance and amortization. You still need to qualify on your income and credit at the new rate, and ratios usually land around 39/44. We explain the details in switching lenders at renewal without the stress test.

Alternative lenders, often called B-lenders. If the no was about missed payments, new credit trouble or income that's harder to prove, a B-lender is often the next stop. Debt-service ratios can stretch toward roughly 50/50, and a credit score below 600 can still work depending on the whole file. Expect to need around 20% equity and to pay a lender fee. Terms are usually one to three years, used as a bridge back to a bank once things settle. More on how that works on our B-lender mortgage page.

Private lenders. Equity first, income second. You'll usually need 20% to 25% or more in equity, the cost is higher, and the term is short. A private mortgage buys time when nothing else fits in the window, but it should come with a written plan for how you'll get out of it.

Selling on your own terms. If none of these work, selling before the lender starts legal steps usually protects more of your equity than waiting. It's the last option, not the first, but it belongs on the list.

The honest message is that a non-renewal is often workable when you move early. The files that go badly are almost always the ones where the letter sat in a drawer.

How Gold Lion Mortgages Can Help

Files where the bank said no are a big part of what we do. Surinderpal and the Gold Lion team work with banks, credit unions, alternative lenders and private lenders, so we can look at your file from every side instead of pushing it at one door.

We'll read your non-renewal letter with you, figure out what the next lender needs to see, and tell you plainly which path looks realistic and what it costs. If the fix is a short bridge while you rebuild, we'll also tell you what the exit looks like before you sign. You can see how we handle renewals on our mortgage renewal page.

Frequently Asked Questions

Can a bank refuse to renew my mortgage in Canada?

Yes. A lender does not have to offer you a new term when your current one ends. If it is a federally regulated lender, like a bank, it must tell you at least 21 days before your term ends that it won't renew.

What should I do if my mortgage renewal is refused?

Get the reason and a payout statement in writing, keep your payments current, and talk to a mortgage broker right away. Another bank, an alternative lender or a private lender may be able to pay out the old mortgage before the maturity date.

What happens if my mortgage matures and I haven't renewed?

The full balance becomes due on the maturity date. If it isn't paid out, the mortgage is in default and the lender can start collection and legal steps. Some lenders will agree to a short extension if you are working with a new lender, but you need to ask.

Can I switch lenders if my bank won't renew my mortgage?

Often, yes. A straight switch to a new lender at renewal no longer requires the stress test, but you still have to qualify on your income and credit. If the refusal was about missed payments or credit, an alternative or private lender may be the better fit for a term or two.

How long should I wait after a mortgage denial?

With a non-renewal, you shouldn't wait. Your maturity date doesn't move, so apply with another lender as soon as you get the letter. A broker can take one application to many lenders so you are not starting from scratch each time.
