A lot of what makes Cochrane appealing — space, acreages, homes on well and septic just outside town — doesn’t finance like a standard city lot. Some lenders cap how much land they’ll value or avoid rural residential altogether. A past bankruptcy, consumer proposal, or collection doesn’t automatically disqualify you.

Should I just renew with my current lender?

Not without checking your options first. The renewal letter your lender sends is a starting point, not their best offer — and since late 2024 you can switch lenders on a straight renewal without re-passing the stress test, which opens up the whole market. A quick review often saves real money.
