Lethbridge Mortgage Broker
You Can Count On.
Lethbridge is one of Alberta's most affordable cities to buy a home in — a growing university town and agricultural hub with a real community feel. But an affordable price only helps if you can actually get approved. Whether you farm, run a business, earn a regular paycheque, or are buying your first home, we shop the whole market to find the lender that fits your file. When a bank says no, we find a way.
Mortgage Broker
Lethbridge Trusts.
A single bank can only offer its own products and its own rules. When your income or your credit doesn't fit that one box, the answer is often just “no” — with no explanation. We work differently. As an independent brokerage with access to a wide lender network — major banks, credit unions, alternative (B) lenders, and private lenders — we match your file to the lender most likely to approve you on the strongest terms your situation allows. Having us shop your mortgage costs you nothing; we're paid by the lender when your deal funds.
What We Do for Lethbridge Borrowers
- Self-employed mortgages — contractors, business owners, and commission earners whose tax returns don't show their real income
- First-time buyer help — we walk you through the FHSA, the Home Buyers' Plan, and every program you qualify for
- New-to-Canada mortgages — newcomers building credit and settling into Lethbridge and the university community
- Bruised or bad credit — a past setback is rarely the end of the road; there's usually a path forward
- Agricultural and acreage properties — we understand farm income and rural files
- Investment properties — rental income can help you qualify for the next one
- Mortgage renewals — don't just sign the letter; we shop it so you don't overpay
- Fast pre-approvals — usually within 24 business hours, so you can make offers with confidence
What Makes a Lethbridge Mortgage Different
Lethbridge doesn't move like Calgary or Edmonton. Prices are lower, the pace is calmer, and a lot of people here earn a living in ways the big banks aren't built to read. That's where a broker earns their keep.
An affordable market — if the financing works
Lethbridge is consistently one of the more affordable cities in Alberta to own a home, which puts ownership within reach for many first-time buyers and young families. The catch is that affordability on paper doesn't matter if your file gets declined. Getting the financing right — the down payment, the qualifying income, the right lender — is what turns a good price into a set of keys. A real pre-approval before you shop tells you exactly what you can offer, and it can hold a rate for up to 120 days while you look.
Income the banks don't always understand
Lethbridge runs on agriculture, small business, the University of Lethbridge and the college, healthcare, and the trades. That means a lot of people earn farm income, self-employment income, contract income, or a mix — and write plenty off at tax time. That's smart business, but it can make a bank think you earn less than you really do. Alternative (B) lenders can often work from roughly your last twelve months of business bank statements instead of your tax returns, and they read the whole story rather than a single number. Knowing which lenders do this well is most of the job.
Three paths to approval, not one
There isn't one way to get a mortgage — there are three, and the right one depends on your file. A-lenders (the banks and credit unions) offer the most competitive rates if you have strong credit and provable income. B-lenders are built for self-employed, bruised-credit, or unusual-income files, usually as a one- to two-year bridge back to an A-lender. Private lenders are equity-focused for tight timelines or complex files, and generally need 20–25% or more down. A single bank can only offer you the first path. We shop all three and build the plan to move you up to better terms over time.

Lethbridge Mortgage Questions, Answered
Do I need to live in Lethbridge to work with you?
No. We're licensed across Alberta and work with buyers, owners, and renewers throughout Lethbridge and the surrounding communities. Everything is handled by phone, email, and secure e-signing, so you never have to visit an office.
Can I get a mortgage in Lethbridge if I'm self-employed?
Yes — self-employed files are one of our specialties. A-lenders usually average your last two years of declared income, while alternative (B) lenders can often use about a year of business bank statements instead, which helps if you write off heavily. The right approach depends on your file, and sorting that out is exactly what we do.
What credit score do I need to buy a home in Lethbridge?
There's no single cutoff. A-lenders want stronger credit, but B-lenders regularly work with scores below 600 when the rest of the file is solid, and private lenders look mainly at your equity and down payment. A past bankruptcy, consumer proposal, or collection doesn't automatically disqualify you.
How much down payment do I need?
For an owner-occupied home, as little as 5% on the first $500,000 of the purchase price. A rental or investment property generally needs at least 20% down, and private financing usually asks for 20–25% or more. We'll give you the real number for your specific plan before you start shopping.
Should I just renew with my current lender?
Not without checking your options first. The renewal letter your lender sends is a starting point, not their best offer — and since late 2024 you can switch lenders on a straight renewal without re-passing the stress test, which opens up the whole market. A quick review often saves real money.
